VACATING YOUR RENTAL PROPERTY
Moving can be stressful. Vacating a rental property can feel very exhausting, especially when you have a family to attend to. How we can help is to provide you with a quick checklist you can use to make sure the property is handed back to the landlord so that all of your legal requirements are met and a full refund of your bond occurs with a minimium of interruption to your busy life.
Certain steps must be taken when you have decided to vacate your rental property.
1: Complete an RTA Form 13 – Notice Of Intention To Leave. The form must be received by the office 14 days prior to the vacating date. You can email, fax or post but make sure all tenants have signed the form.
2: Organise cleaning and yard maintenance as per your tenancy agreement prior to vacating. Carpets must be cleaned by a professional cleaner and internal and external flea treatment is required by a professional if you have had pets at the premises.
3: Complete the Exit Condition Report RTA Form 14a including your forwarding address and contact.
On vacating date – must be in business hours - you must return
1: All Keys, remotes, security codes and any extra keys.
2: The completed Exit Condition Report including contact details.
3: Carpet cleaning receipt from a professional carpet cleaning company. Please note it is not sufficient to just produce a receipt – it is your responsibility to ensure that the carpets have been cleaned and are in the same condition as the Entry Condition Report.
4: If you have had pets at the premises a receipt for FLEA TREATMENT (with warranty) from a professional pest control company.
